Qualification and Application

Do you have a minimum income requirement to qualify to live at The Retreat?

We require a minimum gross income that is 2.5 times the monthly rent for your selected plan with
limited exceptions. Contact the leasing office for further details.

 

Do you accept a co-signer or guarantor to meet the minimum income requirement?

Yes. The co-signer must have favorable credit and gross income of at least five times the monthly rent. Contact the leasing office for further details.

Why should I select my apartment now, instead of once construction is complete?

The biggest reason for acting now is that once you pay the holding deposit, you will lock in your basic monthly rental rate at the pre-opening guaranteed base rate. Additionally, you’ll have priority over your apartment location and private garage reservation.

Life at the Retreat

Can I have a live-in care attendant?

Yes. To qualify, your attendant must complete the Live-In Care Aide Application, and pass background screening. Since live-in care aides are not considered part of the household, there is no minimum age requirement for the aide.

Is smoking allowed at The Retreat at Midway City?

The Retreat is a 100% non-smoking property.

What utilities are included in the monthly rent?

Water, waste disposal, and sewer are billed to you monthly through the Resident Utility Billing System (RUBS). Residents pay their electricity directly to Southern California Edison.

Are residences pre-wired for internet and cable service?

Yes, you will choose your own internet provider. Cable television is included in your rent and has 217 channels provided exclusively by Spectrum Select.

What is your pet policy?

Residents are allowed one pet per household, with payment of an additional security deposit and monthly pet rent. The animal should not weigh more than 30 lbs and must be licensed and vaccinated in accordance with local law. For safety reasons, pets are prohibited in common areas with the exception of the community dog park, corridors, and elevators. Pets are to be either carried or transported in a wheeled pet carrier when in elevators or interior corridors. When outside of the residence building, they must be kept on a 6’ leash. Service animals are not considered pets. Additional rules may apply and are subject to change.

What social activities will be offered?

To ensure our activities calendar is tailored to residents’ interests, a questionnaire will be given to each resident to determine their favorite pastimes and hobbies. We will work to coordinate activities in line with resident feedback.

Will transportation be offered to shopping and/or medical appointments?

The Retreat will not offer community transport at this time, however we are happy to suggest alternative transportation options to residents.

What is your Guest Policy?

Guests may stay up to one week annually, and we request that you notify the Office in advance. Residents are responsible for the behavior of their guests and must accompany their guests in all common area amenity spaces at all times.

Will I be required to secure renters insurance?

Yes, renters insurance is required for all residents. You may select your own insurance carrier or apply for insurance through our partner, CoreLogic. More information is available upon request.
